About the projects
Farmstead Road is an award-winning affordable housing development in Lewisham, designed by GHA member Metropolitan Workshop for Phoenix Community Housing. The scheme delivers 24 high-quality family homes on a challenging infill site, reinterpreting the character of the historic Bellingham Estate through a contemporary Arts and Crafts-inspired architectural approach. By carefully integrating new housing into the surrounding suburban context, the project creates a strong sense of place while increasing housing density and providing much-needed affordable homes. Designed to meet Passivhaus low-energy standards, Farmstead Road also demonstrates a commitment to sustainability, resident wellbeing, and long-term environmental performance.
Phoenix Community Housing commissioned this highly sustainable, groundbreaking intergenerational housing scheme at Melfield Gardens to provide independent living for older residents while fostering community integration. Previously occupied by 16 low-quality bedsits, the site has been redeveloped into an energy-efficient scheme featuring 30 affordable rent apartments for over-55s and two shared flats for postgraduate students. The scheme prioritises social connectivity, sustainability, and flexible living, while also creating high-quality public realm improvements that enhance the neighbourhood.
This tour will be led by GHA members Metropolitan Workshop and Levitt Bernstein
